Cost = the account with no car ($799,208 at the end) minus the account with the car. You own the car in all three cases. Its resale value is not counted.
The account starts with the cash today. Each month all take-home salary goes in, less what the car costs that month. Living costs are not taken out.
The offset saves 6% a year, tax free, on the balance up to the mortgage owing of $500,000. Cash above that saves no interest. A balance below zero adds to the mortgage at the same rate.i
Electric, first used 26 October 2026, $50,000: exempt from FBT. An electric car first used on or after 1 July 2022, priced under the LCT threshold, is exempt. A lease that starts before 1 April 2027 keeps the full exemption for its whole term under the announced changes.i

Fringe benefits tax for this car

Electric, first used 26 October 2026, $50,000: exempt from FBT. An electric car first used on or after 1 July 2022, priced under the LCT threshold, is exempt. A lease that starts before 1 April 2027 keeps the full exemption for its whole term under the announced changes.i

Value for reporting = 20% x base value $50,000.00 = $10,000.00 per yeari
Reportable fringe benefit = $10,000.00 x 1.8868 = $18,868.00 per yeari
It is not taxed. It counts for the Medicare levy surcharge, HELP repayments, family payments and child support.i

- Today is 26 October 2026. A lease that starts by 31 March 2027 keeps the full exemption.i

Stamp duty and lease payment

Stamp duty, NSW: Any car: $3 per $100 up to $45,000, then $5 per $100 above $45,000 = $1,600.00i
GST credit = min(price / 11, car limit / 11) = min($4,545.45, $6,353.00) = $4,545.45i
Financed = price - GST credit + stamp duty = $50,000.00 - $4,545.45 + $1,600.00 = $47,054.55i
Residual = financed x 28.13% = $13,236.44, balloon with GST = residual x 1.10 = $14,560.09i
r = 7.5% / 12 = 0.6250% per month, n = 60 monthsi
Payment = (Financed - Residual / (1+r)^n) x r / (1 - (1+r)^-n)
= $760.37 per month, paid at the end of each month

Assumptions and what is left out

  • Australian tax resident, no HELP debt, no other income. Salary and running costs stay flat for the whole term.
  • Salary, payments and running costs are paid at the end of each month. Some lease providers charge in advance, which makes the payment slightly lower.
  • The account holds the cash today and the money the car takes out or gives back. Salary and living costs are the same in every option, so they stay out of it.
  • The account earns interest every month. Offset interest is tax free and only counts on the balance up to the mortgage owing. Savings interest is taxed at the end of each year. A balance below zero costs the same rate with no tax deduction.i
  • The mortgage owing stays the same for the whole term. In real life repayments lower it, so a large offset balance can pass it sooner.
  • Left out: super, early termination fees, car resale value, road user charges, stamp duty inside insurance premiums and the base value drop after 4 years.i
  • This is not tax or financial advice. Check real numbers with a lease quote and a tax professional.

How a bank counts the carA rough guide. The bank takes each monthly payment off the pay and lends what is left over 30 years. A novated lease is counted in one of two ways, depending on the bank: the payslip as it is, or the salary sacrifice added back to the income and the whole lease payment taken off. Running costs are left out for the loan and cash, because the bank already counts living costs. The deposit example uses a 20% deposit. Ask a broker how your bank worksAssumption, no source. Change the input to your own number.

Common questions

Is a novated lease always cheaper than a loan?

Not always. The lease saves income tax and GST but adds interest, fees and, on most cars that aren't electric, a post-tax contribution to cover fringe benefits tax (FBT). Enter your own numbers to see which option costs less.

What is the EV FBT exemption?

An electric car first used from 1 July 2022 pays no fringe benefits tax (FBT) on a novated lease. The price must be under the luxury car tax threshold for fuel-efficient cars ($91,661 in 2026-27). The calculator applies the rules for your start date, including changes announced for leases from 1 April 2027.

What is a balloon (residual) payment?

A balloon is the lump sum left to pay at the end of a novated lease. The ATO sets the minimum by term, from 65.63% of the amount financed without GST for 1 year to 28.13% for 5 years. You pay it to keep the car, and the calculator adds it to the lease cost.

Does a novated lease affect how much I can borrow for a home?

Yes. The lease lowers your take-home pay, and some banks count the whole lease payment as a debt. Each column shows how much less a bank may lend, so ask a broker how your bank counts it.

Where do the numbers come from?

Each fixed number links to its official source, such as the ATO or a state revenue office. Click the i icon next to a number, or open "Sources for every number" on this page. A number with no source is marked as an assumption for you to change.
